What is landlord insurance?

Landlord insurance is designed for property that is let to tenants. The Home Insurer arranges buildings cover and optional landlord’s contents and other extensions from a limited panel, with quotations that take account of occupancy, tenancy arrangements and the property’s construction and history.

Consider the full rebuild value, construction and claims history. Tell us if there are multiple occupancies or unusual arrangements.

Your contents & extensions

Ask about landlord’s contents, legal expenses and home emergency options. The tenant’s own possessions are a separate responsibility.

Property portfolios

Discuss several properties together, with an accurate schedule of addresses, values, occupancy and renewal dates.

Cover is subject to underwriting, policy terms, limits, conditions and exclusions. Your quotation and policy documents confirm what is included.

Letting arrangements need to be clear

An insurer needs to understand how the property is occupied and the arrangement under which it is let. Tell us about short stays, multiple households, subletting and managing agents. We can discuss non-standard situations with specialist insurers. If occupancy changes, contact us so the policy can be reviewed.

Check the cover, not just the price

Loss of rent following insured property damage is different from a rent guarantee for tenant non-payment. The Home Insurer does not offer rent guarantee insurance. Check any loss-of-rent provision, legal expenses and emergency cover separately.

What affects
your premium?

The rebuild value, construction, tenancy and occupancy arrangements, claims history and selected extensions affect the price. For a portfolio, compare the cover and excesses at each address as well as the combined premium.

Can I use ordinary home insurance for a rental property?

A policy arranged for your own home may not permit letting. Tell the insurer how the property is occupied and obtain confirmation of appropriate cover. We can discuss landlord policies.

Can you consider rent-to-rent or short-term letting?

We can discuss these arrangements with specialist insurers. Explain the full letting chain, occupancy and management responsibilities. Cover must be agreed for the actual use.

Does landlord insurance cover unpaid rent?

Do not assume so. Loss of rent after insured damage and rent guarantee for non-payment are different protections. The Home Insurer does not offer rent guarantee insurance.

Can I arrange insurance for a portfolio?

Yes, our team can discuss multiple properties. Prepare a schedule with each address, rebuild value, occupancy, claims history and renewal date. Ask for the landlord fact find if that would help.

What happens between tenants?

Tell us about a vacancy and how long it is expected to last. Your policy may set limits or conditions for empty periods. Specialist unoccupied cover may be appropriate.
