Land liability insurance can cover legal liability for injury to other people or damage to their property arising from insured land. The Home Insurer is a UK broker arranging land insurance through specialist markets, including Lloyd’s of London. Defence costs and compensation depend on the policy’s terms and limits.
Tell us about trees, boundaries, grazing and rights of way. Land use and access help insurers understand the liability exposure.
Discuss shared access, ownership and maintenance arrangements. Do not assume a home policy extends to a separate plot or road.
Ask about development land, water features, recreational areas and larger acreage. Activities and features must be disclosed and accepted.
Cover is subject to underwriting, policy terms, limits, conditions and exclusions. Your quotation and policy documents confirm what is included.
We can discuss £1 million, £2 million, £5 million and £10 million liability limits, subject to availability and underwriting. The right limit depends on the exposure and any contractual requirements. Ask how defence costs sit within or alongside that limit, and whether every person or entity responsible for the land is named correctly.
Land liability is not the same as insuring the land or buildings against physical damage. Farming operations, machinery, animals and commercial activities may need separate or additional cover. Tell us about them so we can explain the scope.
The cost of land liability insurance depends on acreage, use, access, features, claims history and the liability limit. A low-risk plot and a busy site may need very different terms. Ask for the total annual amount, including Insurance Premium Tax and any broker fees, to make a like-for-like comparison.
Send us your renewal terms if you have them. We can compare the cover, excesses and conditions with the options available through our panel and explain our recommendation.

There is no single cheapest provider for every plot. The Home Insurer compares suitable land liability options from a limited panel of specialist insurers. Compare the total premium, liability limit, excess, exclusions and accepted land use before choosing a policy.
Do not assume it does. The definition of the insured property and any land or liability extension determine what is covered. Ask your insurer to confirm the position for the specific plot; we can discuss a separate land liability policy where appropriate.
We can consider land with rights of way. Tell us where the routes run, how the public accesses the land and what features or activities are nearby. Acceptance depends on the details and insurer’s terms.
These are types of land we can discuss with specialist insurers. Give us details of grazing arrangements, tree maintenance, shared road ownership and any business use. A land liability policy should not be treated as a substitute for farm or business insurance.
Not automatically. Liability cover concerns claims for injury or damage to other people’s property. Cover for physical damage to your own buildings is a separate requirement; ask us to identify what is and is not insured.
